This week’s largest land sale, according to data available through the Lands of America Comparable Sales program, was of a 3,454-acre timberland tract in Grant County, Arkansas. Congratulations to Ricky O’Neill with Camden, Arkansas-based United Country – Neeley Forestry Service for brokering this sale.

Purchased via a sealed-bid sale on December 3, the “Airport Tract” is located around the Sheridan Municipal Airport and contains a diverse amount of timberland with various ages of pine plantations as well as bottomland hardwood. With an older age profile for the pine plantations and mature natural stands, along with being in close proximity to various timber markets, the tract offered an outstanding timber investment. A diverse amount of timber cover here also helps to promote the local wildlife habitat.

Named after then-President Ulysses S. Grant, Grant County has its share of Civil War- and Reconstruction-era history. Located to the south of Little Rock in a rural landscape of rolling, pine-covered hills, the county is centered around the city of Sheridan. Threaded by a number of scenic rivers and creeks, including the Saline River, the county offers some excellent fishing as well as canoeing and floating. In places like Jenkins Ferry State Park, dense forests line the banks and are home to various species of fish and wildlife. County anglers can cast their line for fish including bass, Arkansas walleye, channel catfish and panfish. Hunting is also a popular local pastime.
