From its perch atop 2,295-foot Sonoma Mountain, the ultra-private 1,119± acre Sonoma Summit Ranch enjoys 360 views of the San Francisco Bay area. Panoramic views sweep from the Pacific Ocean to San Francisco to San Pablo Bay, Mount Tamalpais, Mount Diablo, the Bay Bridge, the Richman San Rafeal Bridge, Mount St. Helena and Napa. This expansive nature retreat is approximately 20 minutes from Petaluma, Sonoma and Napa and one hour from San Francisco.
“In a shrinking world, the opportunity to own more than 1,000 acres on a mountaintop anywhere on the planet is indeed rare,” said Bernard “Bernie” Uechtritz, founding broker and owner of Dallas-based Icon Global who is offering the ranch in association with Pete Clark and the Clark Company, based in Paso Robles, California. “The opportunity to own such a property, within an hour of San Francisco’s Golden Gate Bridge, simply doesn’t exist.”
He continued, “The Sonoma Summit Ranch, a premier San Francisco Wine Country property, is by definition one-of-one, and as such, is being sold by the opportunity—not by the acre.”
The “neighborhood” is preservation-minded. Sonoma Summit Ranch abuts the 1,565± acre Jack London State Natural Area. The 600-acre Mitsui Ranch, leased and managed by the Sonoma Mountain Ranch Preservation Foundation, is another notable nearby property.
Elevations on the Sonoma Summit Ranch range from 1,650± feet to 2,295± feet creating “an isle in the sky,” anchored by a rich layer of ground volcanic and sedimentary rocks known as Sonoma Volcanics. Swaying grasses and burled oaks vegetate the property, which is home to an array of wildlife including blacktail deer, badgers, coyotes, bobcats and an occasional elusive mountain lion. Colorful wood ducks, golden eagles, redtail hawks and a rarely seen bald eagle make for bird watching at its best.
Sonoma Summit Ranch is exceptionally firesafe, due to its abundant water resources—lakes, springs, rivers, and state-of-the-art sprinkler systems. The Ranch boasts two lakes; the largest lake measures 18± acres with a capacity of 99 acre-feet, while the smaller lake encompasses 3± acres. In addition, six spring-fed ponds and 12 natural springs bubble throughout the landscape. Waterfalls echo through a primal “fern gully” in the Carriger Creek Canyon.
As part of wine country, the current owners have explored the opportunity to establish vineyards. They applied for a Vineyard VESCO permit. Working with respected vineyard development and civil engineering firms, the owners have confirmed hundreds of acres within the property could support premium high-elevation wine grape production, if desired by a future owner.
Sonoma Summit Ranch is governed by the Williamson Act, which offers preferential property tax treatment for a future owner. This means that a future owner could build residences of unlimited size inside a 5-acre building envelope of their choosing on each of the six legal parcels within the ranch.
The ranch has turnkey luxury, historic and recreation spaces which invite playing, relaxing, living, working and convening. The current owner rebuilt the main house from the studs up and designed a 4,200-square-foot addition meeting all codes for a future owner to personalize as desired. The main compound also includes a two-story 5,200-square-foot, state-of-the-art, muti-use workspace, featuring radiant-heated floors and air conditioning.
The main residence compound at the Sonoma Summit Ranch brings nature up close, blending lushly landscaped terraces filled with more than 100 fruit, nut and olive trees, daffodil-lined pathways and a magnificent greenhouse complex. The Main Greenhouse is home to organic berries, leafy greens and vegetables while other nearby greenhouses host meticulously designed workstations and an Orangery, dedicated to citrus, and often doubling as an exquisite event space. Lavender and rosemary lend their texture and scents to the scene.
The ranch is set up to accommodate guests, gatherings, business retreats and offsites. A rustically warm historic horse barn turned “party barn” provides the backdrop for diverse convenings. An adjacent fire pit invites guests to “step out back” for star gazing or continue walking toward the quiet lake for some solitude.
The current owner, tech visionary and philanthropist, acquired the ranch, in part, to keep its natural ecosystems intact and has lovingly prepared this breathtaking place for the next owner. Information subject to change and update.
