Listing of the Week: Bayou Development Opportunity on the Doorstep of The Big Easy

The Passes at Pontchartrain, Louisiana, sale by Republic Ranches

The arrival of the 2,189-acre Passes of Pontchartrain, listed for sale on September 7 via Republic Ranches, represents an intriguing development opportunity within minutes of downtown New Orleans. The Louisiana acreage includes some 1,600 acres of marshland at the mouth of Lake Pontchartrain as it empties out towards the Gulf of Mexico. The area is a popular local spot for fishing excursions and duck hunting, with the country’s oldest hunting and fishing club, the Tally Ho Club, being a neighbor.

Bordered in large part by 23,000-acre Bayou Sauvage National Wildlife Refuge, the property’s marshes and waterways are rich with waterfowl and fish species including speckled trout, redfish, and flounder. Plenty of marsh drains and lakes provide prime fishing spots on or alongside the property, with great spring and fall fishing in the open waters of adjoining Lake St. Catherine and Pontchartrain. The Biloxi Marsh is a short boat ride away.

Bookended by Rigolets Pass on the north and Chef Menteur Pass to the south, the total acreage, split into several parcels, offers a prime redevelopment opportunity just 25 miles east of the world-famous dining, nightlife and attractions of the French Quarter. An existing marina on the Chef Menteur portion of the property provides options for accelerated development.

The family of the current owners acquired this property over 100 years ago. The land along Highway 90 was once home to many waterfront weekend houses and fishing cabins. While nearby areas have been largely rebuilt, this property represents the last bulk opportunity of its type between these two historic passes (both of which hold forts built following the War of 1812 to protect the waters of Pontchartrain and New Orleans from attack).
