There were over 2,200 properties listed as sold through the Lands of America Comparable Sales program in August 2018, totaling over $810 million of sold land and rural real estate across 48 states. This represents a 10 percent increase in sales activity over July 2018.
Texas, Oklahoma and Colorado saw the most land sales during the month, while Navajo County, Arizona, Henderson County, Texas, and Cochise County, Arizona, recorded the most individual sales based on information submitted through the Lands of America Comparable Sales program.
First listed in August 2016, the most expensive land deal recorded during August 2018 was the sale by Pearson Realty’s Dan Kevorkian of a 1,509-acre investment-grade pistachio orchard in Central California. First planted as an experimental crop in California in the 1930s, the Golden State is now the world’s largest producer of these tasty and healthful nuts. Tulare 22 Pistachios has been planted with the Kerman and Peters varieties of pistachios since 2009. Irrigation to the trees is currently supplied by eight groundwater wells and distributed to the trees via a dual-line drip system with a portion supplemented by micro-sprinklers. The property is located in California’s agriculturally-rich Central Valley belt, about 40 miles north of Bakersfield.
Sold on August 6 via Tamra Kelly of Ag Lands Southwest, La Cienga Ranch was among the ten biggest ranches for sale throughout the Land.com Network. The working cattle ranch is located where the Mohave and Sonoran deserts converge; and where grass, browse and succulents abound. It has excellent water and year-round feed with a tastefully updated headquarters situated in the foothills of the Hualapai Mountains. The terrain consists of open flat desert areas in the lower country that transition to rolling hills and mountains with elevations ranging from just below 2,000 feet to just over 7,200 feet on Pine Mountain. Most expensive new land listing
This 5,812-acre opportunity is in the closely held farming community of Corcoran, California. The land is planted to 1,161 acres of pistachios and 4,104 acres for row and field crops. The land has proven to be well suited for its current use and the remaining farmland may be well suited to develop additional pistachios and/or for mitigation for the state’s Sustainable Groundwater Management Act program. This investment-grade opportunity offers income, pistachios in full production, tax benefits, an appealing location, as well as both district water and well water.
