Lands of America November 2017 Land News & Trends

There were 1,800 properties listed as sold through the Lands of America Comparable Sales Program in November 2017, totaling a combined $634 million and 188,000 acres of sold land and rural real estate in 43 states. This represents a 11 percent decrease in sales activity over the previous month, although total value of all sales was up 5 percent.

The November 20 sale of 530-acre Inyanga Ranch for $18 million was the month’s biggest land deal. Brokered by Ranch Marketing Associates, this stunning Colorado ranch is bordered on three sides by national forest and BLM land. Republic Ranches’ November 21 sale of 18,000-acre El Corazon De Crystal Ranch in West Texas was the month’s biggest land sale by total acreage.

Texas, Colorado and Florida saw the most land sales during the month, while the counties recording the most individual sales were Navajo County, Arizona, Park County, Colorado, and Houston County, Texas. Texas, Oregon and Oklahoma recorded the most total acres sold during the month.

Over 55,000 new listings were added by sellers on the Land.com Network throughout the month, representing over $18 billion in new rural real estate for sale in over 2,700 counties throughout the country. Below are several notable new additions.

Priced at $150 million, the location of this seven-acre cluster of four individual waterfront lots tells you everything you need to know about its eye-popping price tag. These parcels look out over the glittering waters of Biscayne Bay toward the condos and high rises of North Miami. The neighboring string of millionaires’ villas are clustered in a horseshoe shape around the fairways of the island’s Indian Creek Country Club, one of Miami-Dade County’s most exclusive clubs.

In stark contrast to the lavish South Florida environs of our most pricey new November listing, 34,301-acre Apache Gap Ranch sits among the high-desert plains of southern New Mexico. The cattle ranch tops out at an elevation of 7,300 feet and comprises 936 deeded acres and a remainder of state- and BLM-leased land. Area attractions here include Elephant Butte and Caballo Lake state parks and the otherworldly dunes at White Sands National Monument.

Counties with most new land for sale

New land was listed for sale in a total of 1,120 counties throughout the country. Below are the five counties with the most new land listed for sale in November 2017:

  1. Lewis County, Tennessee — Located to the south of Nashville, Lewis County is a popular destination for retirees for its low cost of living, safety and access to healthcare and other local services.
  2. Routt County, Colorado — Routt County sits amidst some of the most epic mountain scenery of the American West, smack-dab in the heart of the Rockies.
  3. Williamson County, Tennessee — This region of Tennessee is celebrated for its down-home Americana culture as well as Civil War history and heritage (the Battle of Franklin in December 1864 was among the war’s bloodiest). A section of the 444-mile-long Natchez Trace Parkway skirts through Williamson County to the west of Franklin.
  4. Hickman County, Tennessee — Another county on the fringes of Nashville—aka, Music City—the rural Middle Tennessee region’s abundance of iron ore gave rise to iron furnaces throughout the area in the 19th century. Hickman’s town of Bon Aqua was the country refuge that inspired the words to Johnny Cash’s song, “Saturday Night In Hickman County.”
  5. Weld County, Colorado — The Front Range county to the north of Denver and east of Fort Collins offers a mix of residential land and property for development and ranches and farms. The county is the top agricultural county in Colorado, leading the state in the production of sugar beets, grains, dry beans, potatoes, beef cattle, eggs and poultry and milk.
