Lands of America September 2018 Land News & Trends

There were nearly 1,800 properties listed as sold through the Lands of America Comparable Sales program in September 2018, totaling approximately $596 million of sold land and rural real estate across 42 states. This represents a 20 percent decrease in sales activity over August 2018.

Texas, California and Colorado saw the most land sales during the month, while Lamar and Henderson counties in Texas and Costilla County, Colorado, recorded the most individual sales based on information submitted through the Lands of America Comparable Sales program.

Star Bar Ranch sale in Texas

The Star Brand Ranch is the former home of Dallas-based real estate developer and oil investor Toddie Lee Wynne and his wife, Imogen. Steeped in history that dates back to the state’s founding, the property has hosted pioneering Texas cattlemen, oil tycoons, politicians and even famed outlaws Bonnie and Clyde, who hid out on the ranch before their eventual arrest. Now, the storied North Texas retreat passes on to new owners after some 160 years of Wynne family stewardship. The September 21 sale was brokered by Wright Monning of Hortenstine Ranch Company, LLC.

Bonney Canyon Ranch sale in New Mexico

The September 2 sale of New Mexico’s 10,334-acre Bonney Canyon Ranch was the largest recorded sale during the month. The ranch is located in a scenic canyon that shares a name with notorious local William H. Bonney—aka, Billy the Kid. Nestled amidst the rolling hills of the scenic Hondo Valley, the area is framed by the broad-shouldered peaks of the Capitan and Sacramento mountains. Consisting of 8,951 deeded acres and 1,383 BLM acres, the ranch is rated for 200 head of cattle. It’s also home to a healthy mule deer population as well as the original game park where Barbary sheep were introduced to New Mexico in the 1940s. The deal was brokered by Melissa Y. Roybal with Las Cruces, New Mexico-based United Country Real Estate-Revolution.

Horseshoe Bar Ranch for sale in Wasco County, Oregon

Framed by a series of majestic cliffs and wild canyons, Horseshoe Bar Ranch has been under the same family ownership for over 90 years. The scenic John Day River meanders along and through the ranch for some 15 miles, including about eight miles of private access on the deeded portion of the ranch. The ranch includes 11,000 acres of BLM grazing permits on the land adjoining the property, which comprises a total of 29,268+/- deeded acres. Wasco County is a picturesque area of ranches and pastureland in northern Oregon, buffered by Mount Hood and the Cascade Range to the west and the Columbia River to the north. In a sale represented by Fay Ranches, Horseshoe Bar Ranch came onto the market on September 10.

Most expensive new land listing

KB Carter Ranch for sale in Leon County, Texas

The KB—”Kimbell’s Best”—Carter Ranch is what can be considered a true Texas heritage ranch, having been founded in the 1800s by one of the early Texas landmen, B.B. Kimbell. Located just two hours from Dallas and Houston, the almost 15,000-acre property, which includes a private airstrip, oil and gas rights, a family retreat and approximately 14 miles of Trinity River frontage, is currently owned and managed in trust for the benefit of Kay Carter Fortson and her family. Fortson and her husband, Ben, serve as Chairman and Executive Vice President of the Kimbell Art Foundation, the governing body of the internationally renowned Kimbell Art Museum of Fort Worth. Ben Fortson is also president and CEO of Fortson Oil Company in Fort Worth. Icon Global Group is representing the seller.

Below are the five counties with the most new land listed for sale in September 2018:

  1. Maricopa County, Arizona | Comprising the booming Phoenix metropolitan area, Maricopa County is the fastest growing county in the country in terms of population growth.
  2. Los Angeles County, California | As you’d expect of the country’s second-most populous city, land for sale in Los Angeles County largely comprises acreage for commercial and residential development.
  3. Riverside County, California | Riverside County is a large county in Southern California that stretches from the L.A. sprawl across Palm Springs into the desert around Joshua Tree National Park. The county was recently ranked third in population growth among large counties nationwide, according to a U.S. Census Bureau report.
  4. San Bernardino County, California | Spreading northeast from L.A., San Bernardino County comprises everything from residential and equestrian estates to the orchards and agricultural acreage that drive the massive California farm economy.
  5. Yavapai County, Arizona | Yavapai County regularly features among the top counties in the country with the most new land listings for sale on the Land.com Network. The county covers both the Prescott metro area and the western half of Sedona.
