Broker of the Week: Cushman & Wakefield’s Matthew Davis Sells Central Valley Almond Orchard

Congratulations to Matthew Davis with Cushman & Wakefield for his sale of 4,301 acres at Bird-Rosenbaum Ranch in Merced County, California. The $9.6-million sale was recorded on July 26, 2018, through the Lands of America Comparable Sales program.

Some 1,500 acres on the ranch are given over to almond orchards planted in 2004, 2005 and 2013 through 2016. The remaining open acreage is dryland cattle grazing with a pond and seasonal streams. The ranch also has a cell tower lease, which provides additional income. Almonds are the county’s leading crop, which are in abundance throughout the state’s fertile Central Valley. According to the California Department of Food and Agriculture, almonds were the state’s second-highest valued crop commodity after grapes.
