Congratulations to California Agricultural Properties for their sale this week of 1,923 acres in Northern California’s Sacramento Valley. Bowlsbey Ranch consists of a pair of ranch units that are situated on well-irrigated pastureland in the fertile agricultural belt south of Davis and Sacramento. It was listed as sold on August 2, 2017, through the Lands of America Comparable Sales program.

This 1,923-acre farm forms a patchwork of fields that have historically been developed for irrigated pasture production, plus crops including alfalfa, corn and sugar beets. The fields here are irrigated from water feeding in from the Sacramento River by way of a system of sloughs and pumps.
The nearby town of Dixon was established during California’s mid-19th-century Gold Rush and later became home to a number of large dairy farms supplying milk and other dairy products to nearby San Francisco during the 1900s. In order to feed the valley’s large dairy herds, fields in Solano and adjacent Yolo counties were put to use growing alfalfa and other cattle feed.
Today, agriculture continues to drive a significant percentage of Solano County’s economy, with major crops including walnuts, alfalfa and hay, cattle, and nursery products. Unsurprisingly given the county’s location close to Napa and Sonoma, wine grapes are also becoming increasingly important to the local economy, as are connected businesses in wine production, storage and distribution.

The most expensive land sale recorded during the past week was of 1,460-acre Heaton Hollow Ranch in Hays County, Texas. The $12.5 million sale was brokered by Robert Dullnig of Dullnig Ranches/Kuper Sotheby’s International.
