Congratulations to Roy Raney and Jay Garrett with San Angelo-based Stephens Ranch Real Estate for their sale this week of 3,864-acre Cave Well Ranch in Texas Hill Country’s Menard County. The $5.7-million sale occurred on May 7, 2018, and was recorded through the Lands of America Comparable Sales program.

Marketed as a combo hunting and cattle ranch, Cave Well Ranch sits amidst a landscape of rolling hills dotted with mesquite and live oak trees. Wildlife to hunt on the property includes whitetail and axis deer, blackbuck antelope, dove, quail and wild turkey. The ranch itself is a working cattle ranch, with a number of improvements including a pair of new pastures as well as fencing throughout and three water wells.
With climate and terrain conducive to agriculture, 80 percent of Menard County comprises ranching and farming land. The local economy here is heavily focused on beef cattle, hay, goats, grain, sheep and pecans. According to one report, some farms in the area are testing the viability of truffles as another revenue-generating crop.
The small Hill Country region is also home to a number of historic missions and military structures, as well as a stretch of the San Saba River, popular for panfish and bass fishing. It’s reported that 400,000 acres here are available to hunters, including a number of excellent private game ranches.
