Congratulations to Cory Clark with Clark & Associates Land Brokers for his sale of 11,460-acre Walker Creek Ranch in the heart of eastern Wyoming’s cattle country. This sale occurred on June 11, 2017, and was submitted through the Lands of America Comparable Sales program.

The ranch, comprising 11,060 deeded acres and 400 State of Wyoming lease acres, is located in Converse County, 15 miles east of the small farming community of Douglas. The larger city of Casper is about 65 miles west of the ranch.
This region of Wyoming is known for its protein-rich hard grasses, driving a cattle industry that accounts for over half of the state’s agricultural cash receipts. With approximately 11,700 farms and ranches in the state, Wyoming ranks 11th nationally in total land in farms/ranches and first for average size of farms/ranches. Some 90 percent of Converse County is farmland (2.4 million acres), placing it second in the state for total farm and ranching acreage.
The sale of Walker Creek Ranch represents a rare opportunity for the new owner to acquire a large, fully improved, grass ranch with over 11,000 contiguous acres. Located in an area known for low feed costs, this productive cattle ranch has an owner-rate carrying capacity of 400 cow/calf pairs, 16 bulls and enough saddle horses to operate the ranch. The Walker Creek Ranch has historically been utilized as a year-round cow/calf operation, with the region boasting relatively mild winters.
The elevation of the pasture land ranges from 5,000 to 5,200 feet above sea level. The many draws, ravines, hills and creek bottoms are covered with native grasses. The ranch is cross-fenced into 18 pastures with four and five strand barbwire fences on steel and cedar posts. The Walker Creek Ranch is an extremely well-watered ranch, with 17 seventeen permitted water wells located on the ranch. It boasts seven windmills and 12 reservoirs.
The rolling terrain of the ranch, as well as the pine and cedar tree-covered ridges, provide excellent habitat for several species of wildlife including mule and whitetail deer, wild turkeys and antelope. Nearby 15-square-mile Glendo Reservoir is a popular recreation spot and is stocked with fish including trout, walleye and crappie.
