Steffens & Co. Realty Sell Historic Off-Grid Ranch in the Foothills of the Continental Divide

Congratulations to Bruce Steffens of Steffens & Company Realty for his sale this week of 1,609-acre Hathaway Dome Ranch in southern Colorado’s Saguache County. This sale was recorded on October 19, 2017, through the Lands of America Comparable Sales Program.

Located 35 miles south of the cowboy town of Gunnison, Colorado, the ranch is bordered on three sides by San Juan National Forest and adjacent BLM lands, bringing herds of elk and deer through the property along with other area wildlife. A trout stream also runs through the ranch, offering year-round fishing access on its creeks as well as three lakes.

The off-grid ranch is completely self-sufficient with solar power, generators and wood heat. Year-round access is available via U.S. Highway 114, which connects the ranching communities of Saguache and Gunnison. A newly constructed three-bedroom, two-bath log home is complemented by the historic charm of a former stagecoach stop and old wooden schoolhouse on the property.

Indeed, this region of southern Colorado, an area that once served as the hunting grounds for Ute Native American tribes, is brimming with historic frontier history. Nearby Cochetopa Pass sits on the Continental Divide and was surveyed in the 1850s by Captain John W. Gunnison as they searched for a suitable route for a transcontinental railroad. Shortly after, he and several of his men were killed in an Ute ambush and the surveyors thereafter set upon a route through Wyoming for their railroad.

Notable history aside, the area is also known for its epic outdoor adventures, which include hiking and backpacking the San Juan backcountry, rafting the Gunnison River and world-class skiing in resorts including Wolf Creek, Monarch Mountain and Crested Butte.
