Broker of the Week: Exceptional Black Hills Ranch Sold by Jim Pederson (Arnold Realty, Inc.)

Congratulations to Jim Pederson of Newcastle, Wyoming-based Arnold Realty, Inc. for his sale of Eagle Ridge Ranch in Crook County, Wyoming. This sale occurred on March 10, 2017, and was submitted through the Lands of America Comparable Sales Program. The 442-acre ranch sold for its asking price of $1.5 million.

Located on the western flank of the Black Hills region, Eagle Ridge Ranch is a pristine recreational property that offers diverse topography, expansive views and prime wildlife habitat. It sits between the Wyoming towns of Sundance and Beulah, as well as close to the outdoorsy hub of Spearfish, South Dakota. Access to the Black Hills National Forest is within a 15-minute drive. The ranch conveyed with 442 deeded acres and an adjoining 320-acre State lease.

The ranch occupies the crest of hill overlooking a landscape of wooded hills, canyons and rolling hay meadows. Water resources include a well, spring development, two seasonal reservoirs and Sundance Creek, which is also seasonal. The property is prime habitat for deer and turkey, with an occasional elk passing through.

The ranch’s main home is a custom-built log property that offers a number spacious, light-filled living areas. Outbuildings include one-car log garage, barn, shop, loafing shed, several storage sheds, carport and two hunting cabins. Located in northeast Wyoming, Crook County’s signature landmark is Devils Tower National Monument—of Close Encounters of the Third Kind fame—which anchors a region known for its Native American heritage and culture.


For the week ending March 12, 2017, there were 326 properties listed as sold in the Lands of America Comparable Sales program, representing a total of $86 million in sales value and over 20,000 total acres. Mula Creek Ranch, the sale for which was brokered by Robert Dullnig, was both the largest and most expensive property sold during the period.
