Congratulations to Will Herndon with Tutt Land Company for his sale of the 1,500-acre Tanyard Properties hunting tract in Bullock County, Alabama. The $3.45-million sale was reported on February 28 through the Lands of America Comparable Sales program.

Spanning approximately 1,500 acres in an area known for its recreational offerings including hunting and fishing, the Tanyard Properties acreage lies just south of Hurtsboro, Alabama, and less than three hours from Atlanta. Once part of the historic Enon Plantation, the property is surrounded by other large landowners in all directions, bolstering the overall quality of its wildlife and habitat.
As for its hunting bonafides, the list is impressive: rolling hills with mature scattered pines create great quail habitat; hardwood bottoms and flats loaded with mast-bearing oaks ensure awesome deer hunting; flooded hardwood areas are perfect for shooting a wood duck on a cold winter morning; and big sage and natural grass fields are abundant and create great nesting for turkeys and bedding for deer.
Topography is flat to gently rolling and there is a good road system in place for access to all parts of the tract, plus water is abundant with Cowikee Creek and other small streams flowing through the tract. A conservation easement was created years ago to protect the land and its population of wildlife. There are two structures on the property: an older block building with fireplace and a newer, sizable metal building that could easily be converted into a decent camp for overnight stays.
