As a broker for a half-century, people often asked me, “How much is ____property worth in my area?” My answer is always, “How much is produce in a grocery store? Are you talking about bananas, kiwi fruit or coconut?” The study is badly flawed from the git-go, as it is based on asking prices in the various areas. At the time of the so-called study, there may be more properties close to major metropolitan areas, lakes and other valuable locations, whereas a study conducted a month later, all those properties may be sold and the remainder for sale are located in remote locations. There are many other factors that determine value of land, but averaging the bananas, kiwi fruit and coconuts with the strawberries, jalapeno peppers and avocados will never give you information you can rely on to make an informed judgement as to whether the property you are buying (or selling) is priced appropriately. Did your analysis exclude price of improvements such as homes, barnes…etc.?

Last years I used three MLS sites, Southwest Virginia MLS, New River Valley MLS and Winston-Salem Regional MLS plus a bank appraisal clearing house that certifies arms distant sales.

Search criteria was 50+ acres with sales 2012 to 2015. Thirteen counties in Southern Virginia and Northern NC Piedmont area yielded 181 sales with average acreage of 194.7 acres with average sales price $2,648.00 per acre. These were all rural counties, Land only with no improvements…

I would like an estimate on 80 acres of land in a small town in South East Alabama.

Good to know! Of course land value can vary greatly based on the value of the town/location. But if all else is equal, in Southern New England the most valuable land features are simple: 1. Waterfront. 2. Views. 3. Pasture or open tillable acreage. Open land here can have a much higher degree of product scarcity than in other regions of the country. I recently advertised and sold an 8 acre parcel that had a 4 acre field, in a town with 50 parcels listed for sale, as “the largest open parcel of land for sale in the town”.
