Keeping your listing status current is one of the simplest ways to maintain credibility with buyers and get the most out of the Land network. This guide walks through how to update a property’s status as it moves through the sales life cycle, all from inside the listing manager
Find the Listing You Want to Update
Start on the Active tab in the listing manager. Each property appears as a row in the table. Locate the listing you want to update, move to the end of the row, and click the Edit button on the right.
From the drop-down menu, select Change Listing Status.
Open the Change Listing Status Dialog
A dialog window will open showing key details about your property, including its current status. In this example, the listing is currently set to For Sale. From here, you can move the listing into any of the available statuses.
Choose the Right Status
Each status tells buyers and the Land network something different about where the property stands.
Pending
Select Pending when your property is under contract but not yet closed. The listing will remain visible alongside other active properties on the Land network and will display a special badge indicating it is pending. This keeps potential buyers informed without removing the listing from view.
Off-Market
Choose Off-Market when the property is no longer actively for sale. The listing stays on the network but will only appear for users who specifically filter for off-market properties.
Deleted
Select Deleted if you need to remove a property from search. A few things to know:
- Deleted properties remain in the Off-Market section within Marketing Hub for your records.
- They will no longer appear in search results on the network.
- If you want a listing removed completely, contact the customer service team at support@land.com for assistance.
Mark a Listing as Sold
When the sale is complete, choose Sold. The dialog will prompt you to enter:
- Asking price
- Sold price
- Sale date
You will also see a check box to share this information in the Land network’s comparable sales database.
Why Share Sales Data
Sharing your sold data is worth considering for two big reasons:
- It helps determine LandStar award winners.
- It unlocks access to the comp sales database, which features over 400,000 sales and growing.
That database becomes a powerful tool for pricing future listings and advising clients.
Find Listings on Any Tab
While this walkthrough started on the Active tab, you can update the status of any property regardless of where it currently lives. A couple of quick ways to navigate:
- Search bar: Use the search bar in the top right to filter by city, state, or property ID.
- Status tabs: Use the tabs at the top of the listing manager to view and filter listings by their current status.
